Replacement of an existing deck with a new covered deck.

 

DESIGN SERVICES:

Concept Design.

  • New timber piles and deck.

  • Glazed balustrade to front elevation and timber privacy screening to side elevations.

Concept design completed.

PROJECT DESCRIPTION:

Design of a new single storey three bedroom family dwelling.

 

DESIGN SERVICES:

Full design services.

​

DESIGN FEATURES:

  • Compact 103 sq.m. rectangular plan.

  • Large covered deck with good indoor/outdoor flow.

  • Sensible layout and functional spaces with lots of storage.

  • Traditional materials with robust and attractive detailing.

​

STATUS:

Work commenced on Detailed Design and Building Consent.  Estimated to start on site in late 2023.

PROJECT DESCRIPTION:

Design of a new wing for a single storey detached dwelling.

 

DESIGN SERVICES:

Full design services.

​

DESIGN FEATURES:

  • New wing to include a master bedroom, walk in wardrobe and shower room, an office space and additional storage space.

  • Conversion of the existing single garage into a living area, and construction of a new detached double garage.

  • Creation of a larger laundry.

​

STATUS:

Work commenced on Detailed Design and Building Consent.  Estimated to start on site in early 2024.

PROJECT DESCRIPTION:

New pool fencing and decking.

 

DESIGN SERVICES:

Detailed Design and Building Consent.

DESIGN FEATURES:

  • New timber fencing and aluminium pool fencing/gates.

  • New raised timber deck on new timber piles to surround existing concrete pool.

STATUS:

Construction completed in 2021.

 Dividing a Site

PROJECT DESCRIPTION:

Creation of a two-lot residential subdivision for an elderly lady wanting to gift the newly created section to her daughter. 

 

DESIGN SERVICES:

Concept Design and Resource Consent.

​

DESIGN FEATURES:

  • Subdivision of an existing residential site to create two residential lots.

  • The daughter will live on the rear lot, next door to her mother and offer support and care to her as she 'ages in place'.

​

STATUS:

Resource Consent granted in 2023.

 Raising the Ceiling

PROJECT DESCRIPTION:

Improvements to a single-storey detached dwelling.

 

DESIGN SERVICES:

Detailed Design and Building Consent.

​

DESIGN FEATURES:

  • Removal of the existing ceiling to improve quality of space and increase extent of outlook to the hills beyond.

  • Removal of internal walls to improve connection between the internal spaces.

​

STATUS:

Construction completed in 2021.

PROJECT DESCRIPTION:

Improvements to a two-storey detached dwelling.

 

DESIGN SERVICES:

Concept Design, Detailed Design and Building Consent.

DESIGN FEATURES:

  • Removal of internal walls to improve quality of internal space.

  • Creation of walk in wardrobe and shower room for the master bedroom.

  • Replacement of existing ground floor lounge window with bifold doors.

  • Improvements to existing balcony.

​

STATUS:

Construction commenced in 2021.

PROJECT DESCRIPTION:

Conversion of an existing single garage into a bedroom with a toilet.

 

DESIGN SERVICES:

Detailed Design and Building Consent.

​

DESIGN FEATURES:

  • Construction of a fully insulated and ventilated suspended timber floor with insulation added to the walls and ceiling.

  • New glazing to the front and rear with opening windows to assist the natural ventilation of the space.

​

STATUS:

Construction completed in 2021.

PROJECT DESCRIPTION:

Design of a new single storey office building.

 

DESIGN SERVICES:

Full design services.

​

DESIGN FEATURES:

  • Good orientation to the sun to maximise solar gain during the winter months and cooling during the summer months.

  • Good wayfinding to guide visitors to the main entrance.

  • Efficient building form with large overhang for protection from the elements.

​

STATUS:

Work commenced on Resource Consent, Detailed Design and Building Consent.  Estimated to start on site in early 2024.

DESIGN SERVICES:

Project Establishment Report.

REPORT CONTENTS:

Site information and analysis, Health & Safety considerations, KCDC District Plan requirements, project delivery strategies, consultants, design precedents, preliminary spatial planning and

project feasibility.

STATUS:

Report completed in 2022.
