What is Restricted Building Work?

Restricted Building Work (RBW) is work that is vital to make a home structurally sound and weathertight.

RBW is residential work, and does not include commercial or mixed-use building work. RBW is design, construction or alteration work that requires a building consent. RBW typically involves or affects a home’s primary structure, weathertightness and fire safety design.

Exempt building work (work covered by Schedule 1 of the Building Act) is not RBW. For more information about exempt building work, see: https://www.building.govt.nz/assets/Uploads/projects-and-consents/building-work-consent-not-required-guidance.pdf

Design work for RBW includes the preparation of drawings, specifications and other documents, which propose to construct or alter:

  • the primary structure of a house or a small-to-medium apartment building

  • any external moisture-management system attached to or forming part of a house or a small-to-medium apartment building
