Client’s Roles and Responsibilities

In every project, the client (homeowner or building owner) has certain roles and responsibilities. The client may be able to fulfil the responsibilities, or may decide to appoint a consultant to do it for them (an architect can act on behalf of the client).


The client’s responsibilities include (but are not limited to):

  • applying for a building consent for proposed building work if it's required (including construction, alteration, demolition and site works)

  • providing the necessary information with the building consent application to confirm compliance with the Building Code

  • notifying the Building Consent Authority (BCA) about who will undertake the Restricted Building Work (RBW), giving the BCA the names of the Licenced Building Practitioners (LBPs) who will carry out or supervise the work

  • notifying the BCA about any changes to the consented plans as work progresses

  • applying to the council for a Code Compliance Certificate (CCC) on completion of work that requires a building consent

  • fulfilling duties under the Health & Safety at Work Act
